      <image:caption>Location: Napa, CA Owner/Client: Private Project Size: 50 acres Realized over a ten year period, this exquisite vineyard estate balances a working winery with the large scale entertaining and relaxing the owners desired. Several outdoor rooms of various scales were designed, while a tennis court, play garden, bocce court and lap pool provide for the children’s outdoor recreation. The site also contains serval large landscape art installations, garden spaces and water features tucked into the hilly topography, revealing themselves as you move around the estate. Two outdoor dining areas, an outdoor kitchen and a pizza oven greet you at the main residence. Mike, while working for Pedersen Associates, led the space planning for the vineyard extension and oversaw the construction of the outdoor dining areas and sports courts.</image:caption>

      <image:caption>Location: New York, NY Owner/Client: Savanna Fund Project Size: 309,984 GSF; 32-Stories Project Budget: $200 Million ($2M - Landscape) Collaborators: INC Architecture &amp; Design; Gilbane Construction The LEED Gold Vandewater residential condominium draws it’s inspiration from nearby Columbia University’s Gothic academic traditions. MVVA led design carried the strong vertical linear proportions of the building into the intricate paving pattern to elegantly resolve the technically complex grading of the site. Honey locusts are set in the traditional quincunx planting pattern, breaking up the space into garden rooms that are bracketed with schist stone blocks. Mike led the MVVA design team from contract negotiations and concept design through construction, providing continuity throughout the life of the multi-year project.</image:caption>

Architecture and Design, RDG Engineers, Legacy Engineers, FSG This rooftop play space, part of a supportive housing development in Harlem, provides a nurturing environment for young children attending the non-profit therapeutic preschool, the Emma Bowen Center. Thoughtfully designed to make the most of its compact 1,800-square-foot footprint, the space features dedicated zones for active, imaginary, free, and sensory play—supporting a range of developmental needs such as sensory, fine motor, sensory motor and gross motor skill development. Integrated planting, tactile materials, and age-appropriate equipment invite exploration, movement, and creativity, while the overall design fosters a sense of safety and calm for children and school staff.</image:caption>

      <image:caption>Location: Bentonville, AR Owner/Client: The Berry Farm, Non-Profit Organization Project Size: .5 acres Collaborators: Abundant Playscapes Working with the non-profit, The Berry Farm, LVF designed a whimsical nature play garden to support its “U-Pick” program. The landscape is anchored by the White Barn and fruit trees that provide structure to each garden room: a picnic orchard, children’s performance stage, digging platform and balancing circuit. A meandering path wends its way through the play space while a reclaimed sawn lumber walk is a playful shortcut waiting to be discovered by children. The Berry Farm’s annual Berry Fest and White Barn event space, raise funds for the Tariro Vocational Center through a partnership with Help One Now. The Tariro Vocational Center provides training and mentorship in agriculture, livestock and business management to children at Musha WeVana Village in Zimbabwe. The goal for each luxury landscape is to ground the architecture in the dramatic Sierra Nevada context while offering cross-seasonal outdoor enjoyment for the homeowners. Every landscape is tailored to the individual owners, from building a landscape deck above a subterranean basketball court to a procession of terraced landscapes that unfold a series of family-friendly activities. The intervention is always informed by the inherent qualities of the sites, such as optimizing views from the interior to the surrounding mountain ranges and ravines. The plaza is located directly beneath the Brooklyn Bridge and is a crucial connection point between the DUMBO and Brooklyn Heights sections of Brooklyn Bridge Park. The site was revamped from a post-industrial waterfront to a 2-acre plaza, and also includes a 2-acre landscape restoration. The primary design feature is a graphic paving pattern that celebrates the Brooklyn Bridge’s roadway deck above while also accommodating the robust programmatic needs of Brooklyn Bridge Park. The garden was previously an inaccessible gravel roof/lawn with an undesirable lawn. Michael led the MVVA design team to reimagine the roof garden with a rolling lawn and meadow as part of the total renovation of the Firestone Library. The hardscape spaces serve the emergency egress of the building, while the garden design focuses on two levels of experience - the ground view study nooks as well as the reading room views from above in the main library.       <image:caption>Location: Philmont, NY Owner/Client: A Squared Buildings, LLC Project Type: Private Development Project Size: 1 Acre Collaborators: AtelierTek Architects, Tighe and Bond Engineers, Preservation Studios Set within a Brownfield Opportunity Area (BOA), the Summit Knitting Mill is a beloved historic structure uniquely located atop the Agawamuck Creek bank, between two dams that yield beautiful waterfalls. The client group is seeking to restore the building and revitalize the landscape for both public and private enjoyment. LVF balances the building’s program and public access by extending the interior programs into a plaza at the building’s threshold. To the west, the regional ecology is celebrated with a woodland garden. The meandering path slowly reveals the shell of a warehouse building and select views of the falls. These landscape improvements incorporate progressive green infrastructure that will divert on-site stormwater from entering the Creek. The architectural and landscape vision will resonate with the surrounding community, while bringing economically-viable life to the building.</image:caption>

The park includes two entries for the Hudson Yards subway station, with significant portions of the project located on structural decking above the MTA’s 7 line and Amtrak’s Empire Service line. Each section, or “block”, has unique programming, from an open lawn to a civic water feature and a jewel box play space. The park blocks are unified by a common language of materials, signature furnishings, planting and geometries. Bella Abzug Park is being realized by MVVA after nearly two decades of phased implementation that included complex approvals by City, State and Federal agencies. Passive open spaces are complemented by active elements, including a children’s playground, a play yard, and a dog run—all serving a broad spectrum of neighborhood needs. The landscape framework establishes an intuitive visitor arrival experience that integrates the site’s historic fairgrounds while responding to the river’s annual flooding patterns. The landscape design focuses on gracefully navigating a grade change of over 20 feet to ensure comfortable movement for large crowds of music fans. As the lead landscape architect during the project’s initial phases, LVF set the design direction for the public open space through close coordination with the project architect, civil engineer, and local landscape architect. Operating within a fast-paced schedule and alongside a large consultant team, LVF developed multiple design concepts and authored a comprehensive landscape design narrative to support a rough order-of-magnitude cost analysis, which informed the project’s construction budget. Prioritizing areas of heavy flooding, low income and open space disparities, the plan incorporated a holistic reading of transit, urban hydrology, jobs, open space, and schools to consider how greenway networks could more directly impact the day to day lives of Houstonians. The work used techniques from advanced geospatial analysis to intensive local field work and site visits to fully vet the concepts, alignments and ideas put forth in the planning document.       <image:caption>Location: Tiburon, CA Owner/Client: Town of Tiburon Project Size: 2 Miles (3.75 Acres) Project Budget: $1.2 Million Tiburon Linear Park is an integral component of the 500-mile San Francisco Bay Trail, a converted rail line that runs along the coastal mudflats of Richardson Bay. The 2-mile trail segment was upgraded in the late aughts to address heavy use which outpaced the original design capacity. Mike led the redesign effort for Pedersen Associates that widened the bikeway and added separated decomposed granite walkways for pedestrians. New connections were also made to link local parks with the San Francisco Bay Trail, all set within a coastal planting that supports a diverse habitat for the more than 1 million birds that call Richardson Bay home.</image:caption>

      <image:caption>Location: Tulsa, OK Owner/Client: Gateway Bridge LLC; City of Tulsa Project Size: 1/4 mile in length by 18 feet wide Project Budget: $32 Million Collaborators: Schlaich Bergermann Partner In collaboration with the Bridge Engineer Schlaich Bergermann Partner, the MVVA-led design of the Williams Crossing Bridge is the first steel plate-arch bridge built in the United States. Replacing a beloved but structurally unsound railroad trestle bridge, the new long-span pedestrian bridge gracefully skips across the Arkansas River connecting the West Bank river trail with the East Bank river trail, Midland Valley Trail and the Gathering Place. Mike led the entire design team from concept design through construction documentation and into construction, while negotiating a complicated contract with the City and a private entity, and obtained both a USACE Section 404 and 408 permit. Mike provided insight to navigate the arduous TIGER grant/Buy America requirements while helping the Client raise over $6M in additional funds for the Bridge construction.       <image:caption>Location: Tulsa, OK Owner/Client: City of Tulsa Project Size: 1,100 Feet in Length Project Budget: $36 Million ($16 Million - Flume) Collaborators: CH2M Hill (Jacobs), Merrick &amp; Company Engineers, Domingo Gonzales Associates City of Tulsa-led $36 Million project focused on replacing the defunct low water dam in the Arkansas River. As part of the project, the City envisioned a recreational kayaking component along the bank of the Arkansas River. Mike led MVVA’s flume design team from contract negotiations to construction, while working closely with the flume hydrology &amp; hydraulic engineer. The flume is 1,100 feet long and consists of seven drops. The drops can be fine tuned with an iPad to create different wave profiles based on the intended user group - kayakers, surfers or rafters. The project amended the original USACE Section 404 permit and also received a Section 408 permit approval. The project was closely linked in both funding and schedule with the Williams Crossing Bridge project due to the sharing of the cofferdam. Mike worked in close consultation with the USACE to determine the best approach to permit the shared cofferdam for the projects due to his oversight on both projects and project management of the adjacent Gathering Place park. The entry walk, flanked by mature Olive trees, opens onto a private garden with a hand carved French limestone fountain. Poolside kitchen, fireplace and dining afford privacy and sweeping bay views with San Francisco in the distance. Lawn panel and portable fire pits allow for versatility. Mike led the concept design through construction document, then oversaw the construction of the entire garden.</image:caption>

      <image:caption>Location: Brooklyn, NY Owner/Client: Brooklyn Bridge Park Corporation Project Size: 4 acres Project Budget: $9 Million Emily Warren Roebling Plaza at Brooklyn Bridge Park restores access to an area that was lost for over 20 years. The plaza is located directly beneath the Brooklyn Bridge and is a crucial connection point between the DUMBO and Brooklyn Heights sections of Brooklyn Bridge Park. The site was revamped from a post-industrial waterfront to a 2-acre plaza, and also includes a 2-acre landscape restoration. The primary design feature is a graphic paving pattern that celebrates the Brooklyn Bridge’s roadway deck above while also accommodating the robust programmatic needs of Brooklyn Bridge Park. UPWINS is an early-stage Research and Development project applied to sites within the Chesapeake Bay Region. The Chesapeake Bay, as the largest estuary in the United States, presents an immense opportunity to study a landscape deeply impacted by the accelerated impacts of climate change and a rapid rate of urban growth. The project goal is to verify the efficacy and impact of Nature-Based Infrastructure (NBI). UPWINS represents research in three key areas; Early Phase Conceptual Design and Planning, Monitoring, and Adaptive Management. Our work develops the methods for NBI design, through field trials, mapping vegetation growth patterns, indicator species, and plant health measurements. The collected data sets are intended to support the USACE’s expectations for NBI performance and reciprocal exchanges with modeling tools. The findings from the field work inform how LVF approaches the design process. Long-term thinking, in both plant succession and maintenance practices, is applied at the earliest stages of every project. Our landscapes must adapt over time, and the research being done by LVF Partner Michael Luegering helps us plan for a more predictable future.       <image:caption>Location: Tulsa, OK Owner/Client: Gateway Bridge LLC; City of Tulsa Project Size: 1/4 mile in length by 18 feet wide Project Budget: $32 Million Collaborators: Schlaich Bergermann Partner In collaboration with the Bridge Engineer Schlaich Bergermann Partner, the MVVA-led design of the Williams Crossing Bridge is the first steel plate-arch bridge built in the United States. Replacing a beloved but structurally unsound railroad trestle bridge, the new long-span pedestrian bridge gracefully skips across the Arkansas River connecting the West Bank river trail with the East Bank river trail, Midland Valley Trail and the Gathering Place. Mike led the entire design team from concept design through construction documentation and into construction, while negotiating a complicated contract with the City and a private entity, and obtained both a USACE Section 404 and 408 permit. Mike provided insight to navigate the arduous TIGER grant/Buy America requirements while helping the Client raise over $6M in additional funds for the Bridge construction.       <image:caption>Location: Napa, CA Owner/Client: Private Project Size: 50 acres Realized over a ten year period, this exquisite vineyard estate balances a working winery with the large scale entertaining and relaxing the owners desired. Several outdoor rooms of various scales were designed, while a tennis court, play garden, bocce court and lap pool provide for the children’s outdoor recreation. The site also contains serval large landscape art installations, garden spaces and water features tucked into the hilly topography, revealing themselves as you move around the estate. Two outdoor dining areas, an outdoor kitchen and a pizza oven greet you at the main residence. Mike, while working for Pedersen Associates, led the space planning for the vineyard extension and oversaw the construction of the outdoor dining areas and sports courts.</image:caption>

      <image:caption>Location: Riverhead, NY Owner/Client: Town of Riverhead Project Size: 1.5 acres Collaborators: IMEG Engineering, Domingo Gonzalez Associates, Craul Land Scientists, DM Engineering, MONSTRUM, Richter Spielgerate, Reporting Services North America For over 75 years, Riverhead’s downtown corridor has been visually disconnected from the town’s namesake, the Peconic River. Building on more than 30 years of planning efforts, Riverhead Reconnected will link a revitalized Downtown Riverhead to the waterfront through a cohesive landscape experience. The project encompasses several program areas, including streetscape improvements, an upgraded town square, as well as a destination playground and riverfront plaza. These spaces gradually step down over ten feet in elevation between East Main Street and the Peconic River, crafted to withstand varying levels of flooding across each space. This project is supported by New York State Department of State with funds provided under the Brownfield Opportunity Area Program.</image:caption>

LVF’s Partners, while working for MVVA, held essential roles in the design, permitting and construction administration that realized the Gathering Place’s most beloved spaces: the 7.5-acre adventure play garden, the intricate use of stone within the Four Seasons Garden, the whimsical water features of Mist Mountain, and the seven bridges which are integral to site connectivity. The goal for each luxury landscape is to ground the architecture in the dramatic Sierra Nevada context while offering cross-seasonal outdoor enjoyment for the homeowners. Every landscape is tailored to the individual owners, from building a landscape deck above a subterranean basketball court to a procession of terraced landscapes that unfold a series of family-friendly activities. The intervention is always informed by the inherent qualities of the sites, such as optimizing views from the interior to the surrounding mountain ranges and ravines.
